A satisfaction is a document that is filed at the county to remove a lien from a property.
A satisfaction is not required, but is necessary to clear a title from a lien that was placed on it. A satisfaction can only be filed by the person or company that filed the lien in the first place. (ie. if Paul the Plumber had a lien filed, Paul the Plumber would also be the one required to have the satisfaction filed for it to release the lien. Frank the Framer would not be able to satisfy Paul’s lien with a satisfaction). Perfekt can not file satisfactions without the authorization of the client that the lien was filed for.

Once a contractor has filed a lien it clouds title. When the payment for the job does finally get to the contractor, filing a satisfaction will clear the title of the previous lien. Since payment was received, there is no longer any need for a lien to be on the property. The satisfaction is necessary to release the lien from the title.
A satisfaction should be sent after payment has been received for the work completed. If only part of the lien amount has been paid, a partial satisfaction could be filed, and only part of the lien would be satisfied until the rest of payment is received. Once the full payment is received, another satisfaction would need to be filed to fully remove the lien from the property.
A satisfaction is filed with the county that the lien was filed in. A copy is also sent to our client and the hiring party.
A satisfaction can only be filed on projects that have liens. The satisfaction of a perfected lien should be filed only after payment has been received. If payment has been received, the lien should be satisfied with the county to clear the title on the property.
If full payment is received, then a full satisfaction should be filed with the county to release the mechanic’s lien. If only a portion of the lien amount was paid for, then a partial satisfaction may be filed to represent some payment received, yet not all of it.
